With mortgage rates still at an all-time low, interest rates at 0.25% and the expected busy property season looming, for those able to do so, the time to buy is now.
Spring is traditionally a busy time of year for the London property market. Properties are looking more attractive than ever and longer evenings provide the perfect opportunity for viewings. The Tooting market is buoyant, driven by a growing combination of sellers and buyers. In fact, we’ve experienced a 37% increase in registered buyers, and a 24% increase in the number of registered properties across our offices south of the river, compared to this time last year.
Over the last 20 to 30 years, Tooting’s image has improved dramatically, it’s now recognised as a vibrant up-and-coming south London location, offering an array of delicious multi-cultural eateries and blossoming cafes. Recent warm sunny days have attracted thousands of people to Tooting Common, to play games in the sun and take advantage of the fantastic Tooting Bec Lido – the largest freshwater open-air swimming pool in England.
It’s a breath of fresh air for buyers when seeing the opportunities that Tooting has to offer, due to the abundance of beautiful and diverse properties and fantastic schools. Many start their search in Balham or Clapham (a mere few minutes away by tube, bus, car or bike) before realising they can get more for their money a little further south. It provides a fantastic entry route into the property market, with more and more first-time buyers starting to look here.
Prices of two-bedroom garden flats or even two-bedroom cottages in Tooting Bec are increasing, and buyers are taking advantage of getting more in Tooting for the same price as a smaller, one-bedroom property in Clapham South. They’re also realising how Tooting will continue to thrive with its constant stream of new café and restaurant openings, complementing the evolution of the high street. Hence, why I feel property prices are going to go the same way.
